The rooms at the rear of the hotel overlook a public bar and there can be significant noise late at night.
The lift is archaic and had ceased to service the second floor.
Top Tip
The Cuan Mor restaurant nearby is excellent and very busy. Oban is an excellent base from which to visit the islands. Iona is a must!

Our room was on the third floor and although there was a lift ,it barely took two. Parking at this hotel is extremely limited and there does not appear to be free parking within 150 yards as stated. Also there are only non smoking rooms despite a choice being offered at the time of booking. Some of the decor was tired and there were areas where the wallpaper was peeling, overall the decor (especially outside) could do with a bit refreshment. (If you go to this hotel try and arrange a room overlooking the bay because the view from the other side is of an old derelict hotel).The shower was very low on pressure and the TV showed only 4 terrestial stations, although ITV was lost on several occasions because of a mast problem beyond the control of the hotel. The food was good and the staff were friendly and efficient. We got the winter deal rate of £92 for two nights B&B which, despite my ramblings above, was good value, however the normal price of £150+ per night per room seems a tad OTT. Would I go back to that hotel? Probably not in it's present state.
Top Tip
The seafood restaurant next to the hotel is excellent.The Waterfont bar at the other end of the esplanade does an excellent lunch time chowder. It also has live music on Saturday night.
